Comprising plots ‘210c and 303a’ of the wider Barking Riverside masterplan the development proposals allow for 722 high-quality new homes, across 13 buildings, along with flexible commercial space, landscaping and extensive high-quality public realm. We are pleased to showcase these indicative proposals for public consultation, ahead of our targeted submission of a reserved matters planning application to the London Borough of Barking and Dagenham in early 2026.

About the Bellway Phase 6 site:

The Phase 6 site will comprise plots ‘210c and 303a’ in the Stage 2 South Boulevard Sub-Framework Plan (SFP), consented in November 2023 (reference no. 23/01182/AOD) after an outline planning application was made to the Borough. The SFP forms part of the wider Barking Riverside masterplan.

History of the wider site:

The Barking Riverside site has a rich history due to its prime location along the Thames. It began as a fishing village with the establishment of Barking Abbey in the 7th century, which later became a powerful religious centre and a hub of learning.

In 1925, Barking Power Station was opened by King George V to supply electricity. During 1930-50 it was known to be the largest steam generating power station in Europe. The location was also chosen for easy delivery of coal from the River Thames and by rail. The Power Station closed in 1976 and was demolished by 1982.

In 1992, a new, smaller gas-fired power station was built on the site between 1992 and 1995. It was closed in 2014 as it was no longer profitable and was demolished by 2018.

 

Development since 2018:

Since 2018, the wider site has been subject to one of the largest brownfield regeneration projects in London. Development has come forward through a series of phases, with phase 5 currently under construction.

Inspiration 

Recent photos from around the Stage 2 South Boulevard SFP site show how neighbouring plots are taking shape. The built context of the Barking Riverside Masterplan, along with Barking’s rich history and industrial heritage have inspired the design of this residential-led scheme.

Scheme overview:

At this stage, Phase 6 will consist of the following:

722 new homes across 13 blocks.

Mix: 30% 1-bed, 47% 2-bed, 23% 3-bed homes.

10% wheelchair accessible homes.

40% affordable homes (65% social rent / 35% shared ownership).

All homes include private balcony or terrace space.

Each block has secure cycle storage facilities.

Approx. 480sqm commercial space, 50sqm cycle hub, and 315sqm build to rent (BTR) residential amenity.

5100sqm external communal amenity for all residents.

 

Here's a model of how the Phase 6 proposals could look within the wider context of the wider Barking Riverside development. The Huggett Road/Kings Hill roundabout will be know as 'The Circus' in these emerging proposals.

Building heights:

Across the site heights are set to range from 4-10 storeys with the overall scale of the buildings reducing in height from the north-east to the south-west. The tallest landmark building will be located at the north-east of the scheme, fronting onto 'The Circus'. Lower buildings will be carefully planned to create well-lit courtyards and amenity.

Unit mix:

There will be a mix of one-, two- and three-bedroom homes across the blocks, with 10% of all homes being wheelchair accessible. Over recent months the scheme has developed with the percentage of family homes rising to 23%.

Affordable housing:
The scheme has an ambition to provide 40% affordable homes (with a split of 65% social rent and 35% shared ownership). The shared ownership model allows people to purchase a share of a property whilst paying rent on the remaining share to a housing association or developer. The rest of homes will be available through private sale and build to rent (BTR). BTR describes homes that are built specifically to be rented, not sold. In the plan (right), the buildings marked K1, K2, M1, C, D and E represent private sale homes, and the ones marked A1, B and F are for social rent. A2 and M2 are where the shared ownership homes will be located, with G, H J, L1 and L2 being the BTR homes.

Key public realm and landscape master plan objectives include:

  • Creating a new green urban garden development for Barking
  • Connecting with the larger Barking Riverside framework
  • Creating a civic place for people of all backgrounds to live and gather
  • Increasing biodiversity and urban green infrastructure on site
